Get Your Home Market-Ready (Without Stressing Out)

June 12, 2023

Getting ready to sell your home can feel overwhelming. You're not just letting go of a
property. You’re parting with a place that holds memories, layers of life, and often, a good
dose of love. But here's the gentle truth: once you decide to sell, your home becomes
something else. It becomes a product and your job is to help buyers imagine it as their future.

With the right steps, you can create a space that’s both welcoming and commercially
irresistible. And no, you don’t need to do a full renovation or spend a fortune. A few smart
tweaks, thoughtful styling choices, and a fresh perspective can go a long way.

As someone who’s worked on quite a few properties; styling, designing, and gently helping
people transition I’ve pulled together everything I’ve learned into this practical, soul-friendly
guide.

Step One: Think Like a Buyer

It’s time to emotionally detach a little. Hard, I know. But this shift in mind set will help you
make clearer decisions and avoid overthinking. Ask yourself:

  • If I walked into this space as a stranger, what would I notice first?
  • What might make someone pause or hesitate?
  • How could I make it feel light, calm, and ready to move into?

Once you see your home through the eyes of a buyer, the rest becomes much easier.

Curb Appeal Matters

The Approach: Whether it’s a winding garden path or a front door off a driveway, this is
your chance to make a great first impression. Make sure parking is easy (clear a space if
needed) and the route to the door is tidy and inviting.

The Entrance: Clean the windows, freshen up paintwork, polish the door handle, and add a
pot of seasonal flowers or greenery. Trim the hedges, weed the path, and sweep up any leaves
or debris. It sounds simple but it signals care.

Inside: Calm, Clean, and De-Personalised

You don’t need your home to look like a show home but you do want it to feel calm,
uncluttered, and full of potential.

The Hallway: This is your second chance to impress. Keep it light and clutter-free. If you’ve
got shoes or coats piled up, find a way to tuck them neatly away. Touch up scuffed walls or
add a mirror to bounce natural light.

Kitchen: Clear the worktops of all but a few essentials. Buyers want to see space not stuff.
Clean the oven, tidy inside cupboards (yes, people peek), and ditch strong smells like bacon
or curry. If your kitchen feels dated, swap handles or add a fresh runner to update the look.

Living Spaces: Keep it neutral, but not lifeless. Add a throw or some textured cushions, but
remove anything too personal. Family photos, specific artwork, or heavy furniture. Let there
be breathing room. And don’t underestimate the power of soft lighting and a vase of flowers.

Bedrooms: Aim for hotel-meets-home. Make the beds beautifully, remove clutter, and hide
laundry. If your room is small, clear under-bed storage to make it feel more spacious. A soft
scent, like lavender or cedar wood, can make the room feel calm and cosy.

Bathrooms: These need to feel sparkling clean. Clear away most toiletries (just leave a few
styled items), replace any mouldy sealant or stained towels, and make sure it smells fresh. A
candle or small plant can soften the look.

Your Outdoor Space is the extension of the interior

Even a courtyard, balcony or tiny lawn can become a selling feature. Mow the grass, weed
the borders, and set up a dining area to emulate a sense of purpose and relaxed lifestyle.
Outdoor lighting or lanterns create atmosphere and help buyers imagine entertaining or
relaxing outside.

Scents, Lighting, and Flooring - The Final Layer

  • Smells: Open windows to let fresh air in before viewings. Avoid overpowering artificial scents, subtle is better.
  • Lighting: Clean light fittings and replace any bulbs that are dull or flickering. Natural light is your best friend.
  • Floors: Hoover, mop, and if needed, give rugs a professional clean. A tired carpet can often be lifted with a deep clean and a smart rug layered on top.
